Tamworth’s industrial growth is concentrated at Westdale, where two adjoining precincts sit on the Oxley Highway / Country Road heavy-vehicle network beside Tamworth Regional Airport and the Tamworth Intermodal Freight Hub. Tamworth Business Park (Hunter Land) still has lots for sale. Tamworth Global Gateway Park (Council-led) is a master-planned enterprise park with residual industrial land still being marketed. If you are buying a lot, lodging a DA, or planning a warehouse, multi-unit industrial or shed-plus-office build here, you need a builder who designs around the operation and the lot; not a generic regional brochure.

AJA Commercial Building delivers fixed-price design and construct for industrial and warehouse projects across the Hunter and Mid North Coast corridor into regional NSW. This page is the practical brief for Tamworth / Westdale; distinct from our Hunter estate pages further south.

Why Tamworth, Business Park and Global Gateway matter now

Tamworth Business Park (Hunter Land)

Hunter Land publicly describes Tamworth Business Park at Westdale as about 120 hectares of light-industrial land for purchase, with strategic position at the junction of New Winton Road and the Oxley Highway, and access via the Tamworth South bypass on Country Road and the New Winton Rd / Oxley Highway roundabout (Hunter Land: Tamworth Business Park).

As of the developer’s current marketing page, 28 lots remain available, with marketed sizes from about 2,051 m² to 17,000 m². The same page notes proximity to Tamworth Regional Airport, the Tamworth Intermodal Freight Hub, and the regional sale yards, and lists existing neighbours such as Rapid Plas Group, Storage King Tamworth, Supercharge Batteries, Cummins, Kenway & Clark and Anytime Self-Storage as location context (not AJA project claims).

Agent marketing for Stage 2C / Stage 3 parcels commonly cites E3 zoning and level, transport-oriented sites; Hunter Land’s own copy still references older IN2 light-industrial language. Treat sizes, remaining stock and zoning labels as marketing until confirmed on title with Tamworth Regional Council and the selling agent (Tamworth Property Co: Stage 2C / Stage 3 listings).

Tamworth Global Gateway Park (TGGP)

Tamworth Global Gateway Park is Council’s multi-stage enterprise park on a master-planned ~246 hectare Westdale site bounded by Goddard Lane, Goonan Street, Marathon Street and the Oxley Highway, about seven kilometres from the CBD (Have Your Say: Tamworth Global Gateway Park; Tamworth Region invest page).

Public invest materials describe combined government and Council investment of almost $80 million into access roads, stormwater, roundabouts and rail reactivation, and a zoning mix of roughly 119 ha E5 heavy industrial, 60 ha E4 light industrial and 67 ha E2 business park. The precinct sits beside Tamworth Regional Airport and includes the Tamworth Intermodal Freight Facility (road/rail connections toward Port of Newcastle and Port Botany are the public freight story). Confirm current intermodal operating status with Council or the operator before relying on it in a DA or lease brief; older Council timelines referred to mid-2023 operational targets.

Residual lots are still in market. Council sought marketing agents in 2025 for vacant TGGP lots (including Lots 82, 108, 109, 110 and 111), and agent listings have advertised larger Bandaar Drive parcels (for example Lot 108 ~19,600 m², Lot 110 ~17,600 m², Lot 111 ~10,700 m²) as E5 heavy industrial opportunities near the intermodal and airport (Tamworth Regional Council Q134-2025; Farmbuy / Elders listing). An earlier Have Your Say progress note said about 79% of Stage One and Two lots were sold, on hold or under contract; that figure can move. Confirm what is left with Council or the appointed agent.

The completed Country Road / Oxley Highway roundabout is publicly described as linking the Oxley Highway heavy-vehicle network to Tamworth Regional Airport, TGGP, the Intermodal Freight Facility and Hunter Land’s Tamworth Business Park; so both estates share the same freight entry logic.

Other Tamworth industrial context (name once): established Taminda industrial streets remain part of the city’s industrial map, with Jewry Street extension works publicly tied to heavy-vehicle access toward the Gateway precinct. This page stays focused on Business Park and Global Gateway; do not sprawl into a city-wide directory.

Bottom line: Tamworth Westdale leads are active lot sales and builds, not a “maybe later” inland brochure. Briefs need slab, height, docks, fire and services locked early against a real lot, a real vehicle mix and the Oxley Highway / Country Road access pattern. New England Highway is the broader north-south spine through Tamworth; site access for these two precincts is publicly framed via Oxley Highway, Country Road and New Winton Road. Confirm your truck route on a current map before you freeze the design.

What owner-occupiers and developers need from a builder here

Typical Tamworth / Westdale briefs:

  • Warehouse / logistics / transport: clear height, racking loads, forklift aisles, hardstand and prime-mover or B-double turning where the lot and estate roads allow
  • Manufacturing / workshop / agri-support: plant loads, services, washdown, future expansion, high-power where required
  • Owner-occupier shed + office: amenities and a layout that still works in five years
  • Developer multi-unit: repeated bays, shared services, fire strategy and a buildable programme (Transit Avenue-style unit complexes are already part of the Business Park story)

What you need from the builder:

  1. Brief the operation first: vehicles, stock, plant, staff, customers, waste and future expansion. That drives slab, structure, openings and services.
  2. Choose a buildable system: structural steel, precast panels, tilt / hybrid. Match fire design and procurement to the use.
  3. Design & construct with a clear scope: AJA’s D&C approach ties design decisions to a fixed-price quote with assumptions and exclusions in plain language.
  4. Industrial and warehouse delivery: see industrial construction and warehouse construction.

What will my project cost?

Every commercial project is different, and construction costs depend on the site, the design, approvals, services, specification and program. The most reliable way to get a number for your project is to talk to us. Contact AJA for a quote or budget estimate.

Practical checklist before buying a Westdale lot or starting DA

  • Confirm current zoning (agent copy may say E3 / E4 / E5; Hunter Land may still say IN2; verify on the lot with Tamworth Regional Council), covenants and any estate design guidelines
  • Map truck access from New Winton Road / Country Road / Oxley Highway (and New England Highway approaches into Tamworth) against your vehicle mix
  • Lock clear height, dock/hardstand and office split before design freezes
  • Confirm power, water, sewer and stormwater capacity for the intended use (TGGP invest materials note high/low voltage and other services at precinct level; verify lot-by-lot)
  • Decide steel / precast / hybrid with fire strategy early
  • Ask for a fixed-price D&C path with written assumptions; not a verbal ballpark

Short FAQs

Is Tamworth Business Park still worth building in if stages are already selling?

Yes if you have a residual lot or a clear warehouse / multi-unit brief. Active estates still generate builds; the scarce piece is the right lot and a buildable programme. Confirm remaining stock with Hunter Land or the selling agent.

What is the difference between Tamworth Business Park and Global Gateway?

Business Park is Hunter Land’s Westdale industrial estate (developer lot sales; Transit Avenue sits in that precinct story). Global Gateway is Council’s larger master-planned enterprise park next door, with heavy/light industrial and business-park zoning plus intermodal and airport adjacency. Both share Country Road / Oxley Highway access logic. Pick the page section that matches your lot.

Do you only build large warehouses at Tamworth?

No. Large warehouses and transport sheds are in the mix, but manufacturing, trade, owner-occupier shed-plus-office and multi-unit industrial are all common. The brief drives the building.

Do you have Tamworth project proof, or only Hunter work?

AJA has completed multiple projects in Tamworth, including a premium ten-unit industrial park on Transit Avenue and a large three-unit industrial complex on Country Road.

Fixed-price: what does that actually mean?

A fixed-price quote is useful when the scope behind it is clear: assumptions, exclusions, allowances and responsibilities written down. Vague one-line prices are where variations hide.

Can you help if we already have an architect?

Yes. We can price and construct from a developed design, or work design and construct. Either way, coordination of structure, services and fire still has to happen before the quote is treated as final.

Should I confirm anything with council or the agent before briefing a builder?

Yes. Remaining lot availability, exact zoning on title, services capacity and intermodal operating assumptions should be confirmed with Tamworth Regional Council and the relevant selling agent. Do not treat marketing copy as planning advice.
