Practical ways to improve environmental performance and compliance without relying on vague green claims.
Sustainability in commercial construction should be tied to the building’s use, maintenance and performance. A warehouse, office and manufacturing facility have different energy, water, materials and access demands. AJA Commercial Building approaches the subject through practical design coordination and decisions that can be checked.
Start with the operation
Start with the way the business will operate, not with a façade. What comes in and out of the site? Where do staff, visitors, vehicles, stock, plant and waste move? Which rooms need separation, acoustic control, natural light, ventilation or extra services? A clear operational brief gives the designer and builder something useful to test. Understand operating hours, equipment loads, occupancy, storage conditions, vehicle movements, process heat, ventilation and maintenance. A sustainability decision is only useful if it suits the work performed inside the building.
Reduce demand before adding technology
Orientation, shading, insulation, airtightness, glazing, natural light, ventilation strategy and efficient planning can reduce demand before equipment is selected. The right combination depends on the site and building use.
Coordinate services and controls
Efficient lighting, mechanical systems, hot water, metering and controls need to be designed as a connected system. Make sure the owner can access, understand and maintain the controls after handover. A feature that cannot be operated properly will not deliver its intended result.
Consider water and the site
Stormwater, hardstand, landscaping, water fixtures, reuse opportunities and maintenance access should be reviewed with the civil and hydraulic design. Local site conditions and authority requirements matter; do not copy a water strategy from another project without checking it.
Choose materials for service life
Material selection should consider durability, repair, replacement, cleaning, transport, waste and the conditions inside the building. A long-lived, maintainable material can be a better practical choice than a product selected only for a sustainability label.
Document compliance honestly
Approvals should be treated as a project workstream, not an item left until the end. The approval route depends on the site, zoning, use, scale and the documentation required. A builder can coordinate information and respond to construction issues, but the owner and consultants still need to confirm planning, building, environmental and service requirements with the relevant authorities.
Confirm the applicable National Construction Code provisions, planning requirements, energy assessments and project-specific sustainability commitments with the appointed consultants. Avoid claiming a rating, outcome or certification that the project has not achieved.
Measure what the owner will use
Set a small number of meaningful targets, such as energy monitoring, water monitoring, waste separation, maintenance access or commissioning records. The owner should know who will operate each system and what information will be handed over.
Build sustainability into the scope
A fixed-price quote is only useful when the scope behind it is clear. That means identifying exclusions, assumptions, allowances, consultant responsibilities, authority requirements, finishes, services and owner-supplied items. AJA’s role is to explain the basis of the quote in plain language so the owner can compare proposals properly rather than choosing a number with missing work hidden inside it. AJA can discuss the performance goals with the owner and design team so they are reflected in the construction documents and the fixed-price quote rather than added as an untested promise later.
Talk with AJA Commercial Building
If you have a commercial or industrial project in the Hunter, Newcastle, Lake Macquarie, Mid-North Coast or Central NSW, speak with AJA Commercial Building. Send the site details, your intended use and any available plans through www.ajacommercialbuilding.com. The Medowie-based team can review the brief and discuss a fixed-price quote before you commit to construction.
